Mortgage Notes Is Live: Mortgage Education in clear explanations

· Kevin Cunningham at ReadMe Mortgage

Mortgage Notes starts today. Twice a week, Kevin Cunningham translates mortgage news and numbers into helpful explanations, with sources and dates, from Citrus Heights.

AI-assisted editorial. Facts reflect the sources and publication date.

Welcome to Mortgage Notes, the ReadMe Mortgage blog. I am Kevin Cunningham. I live in Citrus Heights, I have worked in technology for over 14 years, and I am now completing my licensing to become a mortgage loan originator. I started this blog because the mortgage world explains itself badly, and the people paying for that confusion are regular households.

What you will get here

Twice a week, on Tuesdays and Fridays, I will take one piece of the mortgage world and make it make sense. Rate news, translated with the actual source and date attached. Vocabulary, defined the way I would explain it across a kitchen table. Process guides that walk through what happens, step by step, when someone buys or refinances a home. And local context for the Sacramento region, because national averages never tell the whole story here.

Every number I publish will name where it came from and when it is from. If a figure is a national survey average, I will say so, and I will say what it leaves out. No hype, no scare headlines, no pretending a weekly average is a price quote.

What this is not

ReadMe Mortgage is not offering loans yet, and this blog is not a substitute for a licensed professional looking at your actual situation. Nothing here is a rate quote, a promise, or a judgment about whether you qualify for anything. It is education. When I am licensed and able to work with clients, this site will say so plainly, and until then the guides and notes are here to make you a sharper reader of everything else you will see.

A note on how this is made

I research and review every edition myself, and I use AI tools to help draft and organize. The site shows that disclosure on every post, and the byline standard is simple: if it has my name on it, I checked the sources, the dates, and the facts, and I stand behind the explanation.

The first regular edition lands this Friday: what Freddie Mac's latest weekly survey actually says, and how to read it without the spin. If there is a topic you want explained, the chat and email options on this site reach me directly, or call or text (408) 406-7900.
